The majority of our work is Design + Build + Remodel projects where we collaborate with a full team of professionals. The Full Service design package is created for clients who want Burlwood Studio to coordinate their project from start to finish.

Step 1 - The Discovery Process - Getting to know each other:

Our unique, comprehensive discovery process will get to know you and your project from every perspective. We discuss your practical needs, learn your aesthetic language, and start to build the big picture of where the work will take us.

Tactically, we’ll take measurements and review your library of reference images and wish lists. This also includes massive research from the city/county you live to discover what is actually feasible before we start.

Step 2 - Conceptual Design - Space Planning & Lay Out

This is big picture overview of your project, beginning with the layout and larger design themes. The focus on this section is setting the aesthetic direction and feel of the project and space planning. Deliverables in this phase include:

Floor plans

Computer generated 3-D renderings

Design board with preliminary design elements

Preliminary elevations

Step 3 - Design Detailing & Material Selections

Once we finalize the Conceptual Design, we move your project into the design detailing phase. Deliverables in this phase may include:

Detailed floor plans of each space

Key wall and cabinetry elevation views

Computer generated renderings

Material selection boards and estimates for materials and furnishings

Detailed specification package for contractors

Purchasing and order tracking of materials and furnishings

If permits are needed, we also begin the construction documents at this time. We have a team of professionals to facilitate all aspects of the County and City permitting process from beginning to end.

Step 4 - Construction, Installation and Project Coordination

This is where your project comes to life. Our fifteen years of working with contractors and deep understanding of every step in the build process is something few designers bring to their process. Not only can we recommend a fully-vetted, hand-picked team— we can also get into the weeds and work with them during technical logistical parts of the build.

When you step into your finished space it will be everything: breathtaking, well-crafted, and— most importantly— it will feel intrinsically yours.

This phase may include:

Regular job-site meetings

Detail clarification and troubleshooting (i.e. often site conditions may differ from what we assumed once a wall is open)

Electrical and plumbing walk throughs (this includes consultation in hanging and placement of lighting and plumbing fixtures)

Countertop templating

Cabinetry installation consultation

Color consultation and sampling

Installation and placement of furnishings

Determined per project.
